Update From The Board

Dear homeowners,

Following the last meeting, the board wishes to advise that:

Management company

The transition to Leland will be complete on April 1st. They will be sending out both an introductory welcome pack and a new coupon book in the near future.

HOA fees

The board has decided that no late fees will be charged on HOA dues until July 31st 2020. Violations In these uncertain times with many layoffs, the board has also decided that, unless a major issue arises that needs to be addressed immediately, no violations will be issued for the month of April. From May 1st Leland will need to give out violation letters informing owners of issues that need to be rectified, but no fines, fees or interest charges will be levied. Violation fees will not start accruing until July 31st 2020. Existing violations will not occur additional fees until July 31st 2020.

Legal action

No intent to lien letters, liens or attorney action until July 31, 2020.

Meeting Minutes

Will be sent to homeowners who have provided their email to the new board. . Leland are preparing an owners portal on their website which will be available in due course. The board is also developing a Pines West website which will contain key documents, a calendar of events and a link to Leland.

Next meeting

The board is setting up a meeting with Leland in early April. Due to the ongoing COVID-19 situation this will need to be by conference call. Details will be posted when known. If homeowners have specific points they would like raising at this meeting, please contact a board member.
